Shantidham Heights Poor Congested Parking Space Management

Cooperative housing societies often issue parking stickers or permits to their residents to manage parking within the society's premises. These stickers serve several purposes, such as ensuring that only authorized residents or guests can park within the society, preventing overcrowding, and improving security. 

Charges for Two Wheeler is Rs.50 PM & charges for four wheelers is Rs.150/- PM.

There is no concept of parking stickers for two-wheelers or four wheelers.

Two Wheelers are parked in open space common for everyone based on FIFO (First In First Out) manner. Some flat owners have purchased separate paid parking from the builder and have managed to get dedicated two-wheeler parking or purchased from ex-owners who left due to pending maintenance of the society. Any outsiders comes and park their scooter or bikes there is no stickers nor verification is done.

Four Wheeler parking is closed parking only for those selected owners who has been Allotment of Parking space is done by respective CHS to its flat owners. purchased it from the builder during the time of purchase of the flat. However, some flat owners have illegally occupied the open parking space by bribing the builder and the committee. There is no parking mentioned in the building plan for the flat owners of Rooms No: 105 & 701.

Guests are allowed to park outside of the society or on the service road but not in front of the main gate entrance.

Note: Parking space in a Co-operative Housing Society (CHS) cannot be sold. Even if it is sold by the builder, such an agreement is invalid agreement. Allotment of Parking space is done by respective CHS to its flat owners. If someone from the rehab flat is allotted a flat in a salable wing of the society, then you make a complaint against the builder in the concerned Co-operative Court, under the Bye-law No. 174(B)(v). For the selling of the parking lot by the builder, the Society will make a complaint against the builder in Co-operative Court, under the Bye-law No. 174(B)(iv). Society will make its buyer party to this complaint. If people keep vehicles on water tanks, then take a structural inspection of your underground tanks through Municipal approved structural engineer. If a structural engineer says that parking of the vehicles on water tank is dangerous to the strength of the underground water tank, then, put brick wall around the underground tank by the society, making it impossible to park vehicles on the underground water tank. Allotment of parking lots are governed by Bye-laws Nos 78 to 84.
